Licences, CPD and PII — your questions

A free calendar for Irish letting agencies that tracks every PSRA licence in the business — the employer licence and each principal officer and employee — together with each licensee’s CPD hours, the renewal window, PII and tax clearance expiry and the Accountant’s Report. Save it with your email to get a private link, a calendar feed and reminder emails.

Licences are renewed every year and usually expire on 5 November. The PSRA sends a renewal invitation and PIN about 12 weeks before expiry, and the application must reach it at least 6 weeks before — 24 September for a 5 November expiry. Not receiving the invitation is not accepted as a reason for a late application.

Five hours per licensee per calendar year, delivered by IPAV, SCSI or PAI. Every person who holds a licence needs their own five hours by 31 December, and certificates should be kept for four years.

The business itself and every principal officer and employee who provides property services. Each person holds their own licence, so a six-person lettings team is at least seven renewals, seven sets of fees and six people’s CPD each year.

From 1 June 2026 the PSRA fee is €1,380 for an employer licence plus a €200 Compensation Fund contribution, and €200 per employee licence plus €50. The calendar adds these up for your team as an indicative budget — check the fee for your licence type on psr.ie.

At least €1,000,000 per claim since 3 March 2025, and you must be able to produce a certificate of compliance within 14 days of a PSRA request. The calendar flags cover below the minimum and reminds you 30 and 7 days before your policy expires.
