Frequently asked questions

What is a Letter of Engagement in Ireland?

A Letter of Engagement (also called a Property Services Agreement) is the written agreement a Property Services Provider — a letting agent, auctioneer or property manager — must have in place with a client before providing a property service. Under section 43 of the Property Services (Regulation) Act 2011 it must set out the services to be provided and all associated costs.

Is this Letter of Engagement generator really free?

Yes. You can create and download a Letter of Engagement PDF for free, with no login required. A free TenantSync account lets you issue letters to clients for signature, track who has signed, keep a six-year record automatically, and get renewal reminders.

Do I have to include my PSRA licence number?

Yes. A licensed Property Services Provider should show their PSRA licence number so the client can verify it on the public Register of Licensed Property Services Providers at psr.ie. The generator has a dedicated field for it.

What costs do I need to list?

The Act requires that the letter states all costs. Add every fee you charge — management fee (typically a percentage of rent), tenant-find fee, renewal fees, and any other charges — with VAT where it applies. The tool lets you add as many fee lines as you need.

Do you store my letter or my client details?

No. The free generator builds the PDF from the details you enter and does not store the letter. If you ask us to email the PDF, we send it to the address you provide and do not retain a copy of the letter — we keep only the email address you gave us, so we can follow up. You can unsubscribe at any time.

Is this legal advice?

No. This tool produces a template based on the requirements of the Property Services (Regulation) Act 2011 to help you get started. Review it carefully, confirm your licence details and all costs, and take your own legal advice before agreeing it with a client.
