Section 1 of 6

Licensing

The licences that decide whether you can trade at all

Every licence the business needs is current — the business itself and each principal officer and employee who provides property services

Letting and management work each need the matching licence type.

Licence expiry dates are tracked centrally, and renewals are started well before expiry

The renewal invitation arrives around twelve weeks before expiry, and the application is due at least six weeks before.

Each licence has been checked against the PSRA public register

Your licence is displayed at your premises, and your licence number appears on your adverts and correspondence

Section 2 of 6

Letters of Engagement (s.43)

The agreement every landlord client needs before you act

A Letter of Engagement is agreed with every landlord client before you act for them

Each letter states the services you provide and all fees and costs, itemised

You can show which letters were issued, which came back signed, and which were superseded when terms changed

Section 3 of 6

Client money

The Client Moneys Regulations 2012

Client money is held in a designated client account, separate from agency money

A per-landlord ledger records every movement of client money

The client account is reconciled at least monthly, and each reconciliation is signed off — with any discrepancy recorded

Your annual Accountant’s Report is prepared from those records, not reconstructed at year end

Section 4 of 6

Insurance, tax clearance and the Fund

Three dates that expire on their own schedule

Professional indemnity insurance is in force and meets the statutory €1,000,000 minimum

Your tax clearance is current

Property Services Compensation Fund contributions are paid and recorded

Section 5 of 6

Advertising and complaints

Day-to-day conduct under the Minimum Standards

Every advert is checked for price, BER, fees and accurate particulars before it goes live

You have a written complaints procedure, and every complaint is logged, acknowledged and tracked to resolution

Section 6 of 6

Records and inspection

Evidence rather than recollection

Records are kept for six years and can be retrieved on request

You could put together an inspection evidence pack within a day

Every tenancy you manage is registered with the RTB, with annual registrations tracked

19 unanswered — these count as gaps.

Keep the clock, the ledger and the evidence in one place

PSRA compliance questions

Nineteen questions across six areas: licensing and renewals, section 43 Letters of Engagement, client money under the Client Moneys Regulations 2012, professional indemnity insurance, tax clearance and the Compensation Fund, advertising and complaints, and six-year record keeping — plus RTB registration across the tenancies you manage.

Anyone providing property services for a fee in Ireland — including letting and property management — needs a licence from the Property Services Regulatory Authority, both for the business and for each principal officer and employee who provides those services. A landlord letting their own property does not.

The renewal invitation arrives around twelve weeks before your licence expires, and the application is due at least six weeks before expiry. An expired licence is not a fine — it stops you trading until it is renewed. Enter your expiry date above and we will remind you at both points; you deal with the Authority.

Under section 43 of the Property Services (Regulation) Act 2011, a property services provider must have a Letter of Engagement agreed with the client — setting out the services to be provided and all associated costs — before acting for them. Our free Letter of Engagement generator produces one as a PDF.

Client money must be held in a designated client account with records per client, and the account reconciled at least monthly. Those reconciliations are what your annual Accountant’s Report is built from.

No. It is a self-check against the main obligations of a licensed letting agent, written to help you find gaps. Confirm the current requirements with the PSRA and your own advisers. Your answers stay in your browser unless you ask us to email your report.
