Rent-roll compliance questions
What does the Rent-Roll Compliance Health Check look for?
It reads every tenancy in your rent roll and checks the RTB obligations that now carry fixed payment notices: registration within 30 days of the start, annual re-registration within a month of each anniversary, telling the RTB about a rent change within a month, rent increases above 2% a year, and rent reviewed twice inside 12 months. It also lists every deadline in the next 90 days, the tenancies whose rent you can review now, missing BER certificates and which landlord clients count as large.
Is my rent roll uploaded anywhere?
No. The file is read and checked in your own browser and never leaves your computer while you look at the results. No tenant names are needed. Only if you ask us to email the full report do we send the rows needed to build it — property reference, dates, rents and yes/no flags — and we keep only the totals, not the rows.
What are RTB fixed payment notices?
From 14 September 2026 the Residential Tenancies Board can issue on-the-spot fines: €200 for charging rent above the legal limit, and €100 each for failing to register a tenancy, failing to update tenancy details, failing to give rent-setting information, failing to notify an exemption, or serving a defective rent review notice. Each breach is a separate notice, so the risk grows with every tenancy an agency manages.
Which columns does my file need?
Only the tenancy start date is required. Each extra column switches on another check: an RT number and last registration date for registrations and renewals, the current rent and the date it was set for rent reviews, the previous rent for the cap, plus a BER column and a landlord column. Is the rent-cap check exact?
It tests each increase against 2% a year, pro rata — the most the cap ever allows. Where CPI inflation was lower, the legal limit is lower still, so a rent can pass this check and still be over the limit. Use the free RPZ calculator for the exact figure on any tenancy. Dwellings in new apartment developments that commenced on or after 10 June 2025 are capped by CPI only, so they are left out of this check.
How is the health score worked out?
Every tenancy starts at 100. A tenancy with any breach scores 0, and each warning — such as a missing BER or an RT number with no registration date — takes 15 off. Your score is the average across the rent roll. A rent roll with even one breach can’t be rated Healthy.
Is this legal advice?
No. It is a self-check built on the RTB rules as they stand, using only what is in your file. The euro figure is the illustrative maximum across the breaches we can see, not a prediction of what the RTB will do. Confirm anything you act on with the RTB or your own advisers.
